**Job Overview:**
We are seeking a highly skilled and reliable Multi-Site Maintenance Technician to join our team responsible for maintaining multiple multifamily apartment and townhome communities. The ideal candidate will have expertise in various aspects of maintenance, including but not limited to plumbing, electrical, HVAC, carpentry, and general repairs. This role requires a proactive and detail-oriented individual capable of efficiently managing maintenance tasks across multiple sites to ensure the safety, functionality, and aesthetic appeal of our properties.
Job Responsibilities:
- Conduct routine inspections of multiple apartment and townhome communities to identify maintenance issues and repairs needed.
- Perform preventive maintenance tasks to ensure the proper functioning of mechanical systems, including HVAC, plumbing, electrical, and appliances.
- Respond promptly and effectively to maintenance requests from property managers and residents.
- Troubleshoot and repair various issues related to plumbing, electrical systems, HVAC systems, appliances, and structural components.
- Complete work orders in a timely manner, maintaining accurate records of work performed and materials used.
- Maintain the cleanliness and organization of maintenance shops and storage areas across multiple sites.
- Assist with unit turnovers by conducting repairs, painting, and performing other maintenance tasks as needed to prepare units for new residents.
- Coordinate with vendors and contractors for specialized repairs or projects beyond the scope of in-house capabilities.
- Adhere to safety protocols and regulations while performing maintenance tasks, ensuring a safe working environment for oneself and others.
- Communicate effectively with property managers, residents, and colleagues to provide updates on maintenance activities and address any concerns or inquiries.
Education and Skills:
- High school diploma or equivalent; vocational or technical training in maintenance-related fields is preferred.
- Proven experience in multifamily property maintenance, including knowledge of plumbing, electrical, HVAC, and general repairs.
- Strong troubleshooting skills and the ability to effectively diagnose and resolve maintenance issues.
- Proficiency in using hand and power tools commonly used in maintenance work.
- Excellent time management and organizational skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
- Detail-oriented with a commitment to delivering high-quality workmanship.
- Ability to work independently with minimal supervision as well as collaboratively within a team environment.
- Good communication skills, both verbal and written, with the ability to interact professionally with residents, property managers, and colleagues.
- Valid driver's license and reliable transportation.
- Willingness to work flexible hours, including weekends and on-call rotations, as needed.
Preferred Qualifications:
- Certification or licensure in a relevant maintenance trade (e.g., HVAC technician, electrician, plumber).
- Prior experience working in a multi-site maintenance role.
- Knowledge of fair housing regulations and best practices in property management.
- Familiarity with property management software for tracking maintenance requests and work orders.
